SO Resi

SO Resi is a new way of making homeownership possible for more people. You buy a share of your home, with a lower deposit, smaller mortgage and monthly payment on the rest.

SO Resi redefines shared ownership, by making everything clear and uncomplicated, so you understand how it all works at every stage, before and after you buy. Our SO Resi homeowners are important to us and we aim to build strong, lasting relationships by being here to answer your questions in a language that makes sense.

SO Resi by Metropolitan Thames Valley, a not-for-profit housing association. For over fifty years we’ve been building good quality, affordable new homes and managing them well. By doing that, we’ve been helping to create communities where people are proud and happy to live.

Catalyst Homes

Catalyst is one of the leading housing associations in London and the South East, managing over 37,000 rented and shared ownership homes. Our purpose is to provide homes people love for all our customers regardless of tenure type and to create communities and neighbourhoods that can flourish and grow. As a not-for-profit organisation we reinvest money raised from property sales into developing and maintaining more affordable homes.

We are experts in placemaking and developing tenure-blind neighbourhoods and our approach to creative design, effective urban planning and high-quality development is underpinned by our long-term interest in our neighbourhoods. By adopting a stewardship role, we ensure that the places we help to create are well maintained, look great and remain desirable places to live.

Catalyst Communities, our social and economic investment arm, helps our communities grow with bespoke neighbourhood strategies that help deliver initiatives such as youth mentoring projects, after school homework programmes, exercise classes and much more. We also deliver an individual offer to our most vulnerable residents, with services such as financial inclusion courses to help people with their money; parenting support classes for young families and employment courses for those out of work.

Galliard Homes

Building award-winning properties across London and the UK for 30 years.

With family values at the heart of our company, we deliver outstanding sustainable developments, creating places where communities can grow, prosper and flourish.

Professional in our approach, entrepreneurial in our thinking and loyal in our relationships, Galliard is all about mutual benefit - a family business run with family values.

Since we began, our objective has been to build market-leading new homes in locations ready for regeneration - where people would want to buy, either to live or invest, at highly competitive prices.

The company focuses on building high-quality residential and mixed use developments, with the philosophy of providing affordable homes for owner-occupiers, investors and parents buying for their adult children to allow them to study, work and live in the capital.

We are leaders in urban regeneration and have established an enviable reputation for our highly affordable, value-for-money developments in undervalued locations which are set to benefit from inward investment in the form of new transport infrastructure, homes, shops and leisure facilities.

As an area benefits from inward investment, it becomes more popular and property prices rise, enhancing capital values for our customers.

In order to deliver this strategy, the skills and commitment of our workforce are paramount. We therefore strive to create a working environment that enables all staff to realise their potential and work towards our common vision.

Our direction and behaviours are underpinned by a set of core values.

Latimer Homes

Latimer is the development arm of Clarion Housing Group, which includes Clarion Housing Association. We’ve always offered homes for outright sale, and now we're including our shared ownership homes in the Latimer family too.

Clarion Housing Group is the UK’s largest provider of affordable housing, with over 125,000 homes and more than 350,000 residents across the country.

The Clarion story started with William Sutton, a 19th century entrepreneur who gifted his entire fortune (£230m in today’s money) to build affordable housing across major cities in the UK. We’ve been delivering on his legacy ever since.

The majority of homes we build will always be for affordable tenures, but building homes for outright sale is crucial for our business. We recycle any profits we make from sales back into building and maintaining more affordable homes.

For the past 100 years we’ve been building communities that work for the long term.

What sets Latimer apart?

  • Our long-term commitment to the people who live in our homes

  • Latimer communities are to be socially and environmentally sustainable

  • We deliver consistent commitment to high quality and low carbon properties

  • We're driven by our commitment to quality, community and places that succeed

Network Homes

Network Homes is a leading housing association building, owning and managing over 20,000 homes for 38,000 people across London, Hertfordshire and the South East.

We’re a leading provider and builder of quality homes and take great pride in the homes we deliver. We build homes for sale, shared ownership (part rent, part buy), London Living Rent, homes for older people and lots of different types of rent too.

Housing associations were set up to support people in housing need and this remains at the heart of everything we do today. We’re an independent, charitable organisation and all the money we make is reinvested in building more affordable homes and delivering services for our residents. We are a strategic development partner of the Greater London Authority and aim to deliver 1,000 new homes by March 2023 (with an aim to do more if market conditions allow), plus reach at least 90% customer satisfaction.

Network Homes supports the aim of the G15’s Offer to London – a series of pledges from London’s largest housing associations to the capital’s 32 boroughs. The Offer sets out how housing associations and councils can collaborate to deliver more genuinely affordable homes for Londoners, alleviate homelessness, and invest in sustainable communities.

Network Homes has been a dedicated home provider since 1974 and we have been recognised for the quality of our homes and our services with many award wins. Our mission is to provide safe, secure and affordable homes for as many people as possible, because we believe that good homes make everything possible.

SiteSales Property Group

Formed over three decades ago by Murray Smith, SiteSales Property Group started with just three members of staff, helping in selling land and providing sales and marketing services in London and the South East. As an ambitious, forward-thinking company, we first worked with the likes of Persimmon and Laing, before embarking on our first affordable housing scheme, Stratford Eye for L&Q.

With the construction of multiple schemes in the area, we soon began working with more Registered Providers and became East London’s key new homes sales agents, which we remain today. By 2008, and with a growing workforce of 20-25 staff, SiteSales had 10 to 15 new home sites and was pushing the delivery of between 500 to 600 homes a year. As a rapidly expanding company, we went on to work with new clients, such as One Housing Group and a raft of other Registered Providers, where we had the privilege to work on new, ground-breaking schemes such as the Stockwell Park estate and Six Acres Estate. Later on, SiteSales was also appointed by Triathlon to sell the affordable homes at East Village, Stratford, as part of the famous Athletes Village. This hugely successful site comprised of 704 homes, which were all allocated within 18 months of launch.

SiteSales has grown organically through recommendation and in addition to the London stronghold we also undertake projects in the Home Counties and nationally where possible. We now have a workforce of around 60 staff, dedicated to the needs of our clients.

“Our aim at SiteSales is to provide a full range of exemplary development, sales, and marketing services to support any client in their development ambitions - across London and the home counties. We help buy sites and we assist in design; we work with contractors, and we also undertake our own developments; we market, we promote, and we sell. We take on failing schemes and close them out, while remaining humble about our successes. We add value and we reduce risk.

Yes, we’ve been around a while and grown organically; for over two decades we have been operating these functions and many more. We’ve been privileged to work on some stellar landmark schemes (704 homes at Athletes Village, dispatched in 18 months, among many others) and continue to do so.

We are a business with a commercial brain and a charitable heart. These two dynamics were harmonised beautifully in our work partnering Barnardo’s on a multi award-winning scheme in East London. Over the years we have been an integral part of the evolution of the ‘not for profit’ sector and are proud to have assisted so many organisations on their individual paths into speculative development, as well as having many private developer clients. Our services are delivered by highly experienced and expertly trained staff; we have all skill sets represented - from site acquisition, legal frameworks, financial modelling, architectural design (inside and out) and construction, to marketing, sales and after care – and are committed to providing the highest levels of service from pre-commencement to handover and beyond. So, if you have any requirement for assistance in the residential development area - please get in touch. I’m only an email away” - Murray Smith, Managing Director

Legal & General Affordable Homes

People come first. It’s been the Legal & General way for almost 200 years. Legal & General began in a coffee house on London’s Chancery Lane back in 1836. Almost 200 years later we are investing in new homes for all ages, social groups and housing tenures.

The shortage of housing in the UK, and the high deposits required to buy a property outright, mean many people can’t afford a new home. Our mission is to better people’s lives by offering opportunities to those who need a helping hand. Whether it’s a first time buyer, young couple or growing family, it’s important that everyone has a safe and secure space to call their own.

Here at L&Q, we create better places to live by delivering high-quality homes, neighbourhoods and services that people can afford.

We believe passionately that people's health, security and happiness depend on where they live. That's why we're more than a registered charitable housing association. We want to provide homes and neighbourhoods that everyone can be proud of, by delivering safe, high-quality homes, services and support for every type of resident. With over 50 years' experience, we have what it takes to do things right and provide long term support to our communities where they need it.

The people who live in our homes are our priority, so the quality and sustainability of the places we own and build, and the on-going involvement in our communities, are as important to us they are to them. We build homes for sale or rent across the country, but we're not just a Developer, we're a landlord too, and we're in it for the long term.

At least half of our new homes will be genuinely affordable to people on average and lower incomes, with the rest available for private rent or sale.

Homes for sale. We deliver new build homes for sale across the country. Buying options include Help to Buy, L&Q shared ownership and outright sale.

Homes for rent. L&Q is one of the UK's largest landlords and delivers homes for private rent, intermediate market rent and London Living Rent, where rents are subsidised by L&Q to enable savings towards homeownership.

Homes for resale. L&Q offers pre-owned shared ownership homes, also known as resales. Resales available include traditional houses, flat conversions or apartments in new build developments.

A developer with a social purpose. We aim to deliver great service and quality to every customer, every time, and we're always looking for ways to improve. Our relationships are built on trust, transparency and fairness and we're there when we're needed - locally responsive and working hard to keep the communities we serve safe and vibrant. This is what drives our people and our culture.

For us, support means helping our customers to realise their potential. Our L&Q Foundation funds education and social programmes that improve people's chances in life, and L&Q Living provides care and support services to people with a wide range of needs, including older people, people with learning difficulties and those with mental health needs.

Because our social purpose is at the core of what we do, we reinvest all of the money that we make into our homes and services. This means that by offering housing for every stage of life, we can continue to house those in greatest need.
