With Home Reach you simply find your dream home that is currently offering Home Reach and once you have been financially qualified and approved by your local Help to Buy agent, it’s time to reserve. You buy the share you can afford, up to 75% shares* and heylo housing will purchase the rest. Once bought, you pay rent to heylo at a rate of 2.75% on the share you do not own and get the enjoyment of living in it as if you own it outright. However, owning it outright is not out of the question as when you are in the position to, you can purchase more shares through a process called ‘staircasing’. What is shared ownership?
The shared ownership scheme provides a perfect opportunity for first time buyers and those who do not currently own a property to buy a share in one of our newly built, high-spec homes.
Shared ownership allows you to purchase a percentage of the property, allowing you to only buy as much of your new home as you can afford, usually between 35%-75%, and pay rent on the remaining percentage of the property at an affordable rate.
As it is part of the affordable housing scheme, it is designed to help people get on to the property ladder. Then, at a later point once you can afford to do so, you can buy more of your property - this is known as staircasing.
With a shared ownership purchase, you only need a mortgage for your share in your home, so the amount you need for a mortgage deposit is generally far less than buying a comparative property outright, and the combined mortgage and rent are usually less together than renting privately.
In order to buy using the shared ownership scheme you must not own or part-own any other property and have a household income that does not exceed £80,000 a year.
